Consider you have a 2023 lease in Georgia, USA to rent a property for a year with a straight forward "Early termination" clause of 30 days notice and 2 months rent. In preparation for 2024, you sign a new lease of the same property that is a copy of the previous lease except you negotiate 1 months rent "Early termination".
While it's still 2023, is there any legal reason why you can't choose to early terminate the 2024 lease by paying 1 months rent to basically "undo" the fact that you signed it?
I'm trying to determine if there is legal grounds to say: "No if you terminate in 2023 then it's 2 months rent early termination because it's not 2024 yet. To early terminate with 1 months rent you have to early terminate in 2024"
